All guest rooms are provided with better bedding, central heat/air, Wi-Fi, new flat screen TV's with HD satellite, and access to porches, parlors, dining room, kitchen, laundry with washer/dryer and more. Rollaway beds are available as needed.

A complimentary full breakfast, served to order from a menu of 25 items, is offered on premises at the Maple Terrace Inn, Presidents' Inn, Martha's Cottage, Hammond-Routt House and Niles-Bailey House. With prior arrangements, groups (up to 10 people) can be seated together for breakfast at the Maple Terrace Inn. Groups of more than 10 people can be seated together for breakfast in a private dining room within walking distance of the inns.

Rates:

  • Rates, including a full breakfast (served to order) are $135 per guest room for one or two people per night plus 9% tax.
  • A 3rd guest in the same room is an extra $25.
  • We do not accommodate infants (under age 3) at the Maple Terrace Inn, Presidents' Inn or Niles-Bailey House. Guests with infants (under age 3) are welcome to reserve the Mahala Ford/Garrigues Suite at the Hammond-Routt House or Martha's Cottage (see Special Packages).

Special Packages:

  • Must be requested at the time reservations are made by phone. Special packages cannot be reserved online.
  • Hammond-Routt House special package - Reserve the Mahala Ford Room (queen bed) and Garrigues Room (pair of twin beds) as a suite for $259 plus tax per night ($11 savings). The suite shares an adjacent full, private bathroom with tub/shower combination.
  • Martha's Cottage special package - Reserve the entire cottage with 2 guest rooms and a full, private bathroom = $259 plus tax per night ($11 savings).
Maple Terrace Inn Guest Rooms - 300 N. Huntington Street

Maple Terrace is located 3 blocks from Kosciusko's historic court square. Overlooking the historic district from a hilltop, the imposing 1912 eclectic home is a pleasant blend of Colonial Revival, Arts & Crafts and Prairie styles. Listed on the National Historic Register, the Inn is finely appointed with antiques and offers comfortable accommodations. All four guest rooms have queen-sized beds with full bathroom, en suite, including claw foot tub and shower. Features/amenities include parlors, two screened porches, a large bicycle storage building with 10 space bike racks, universal tools and complimentary spare tires and patches. Guests will enjoy the beautifully landscaped one acre lot with garden and swings.

Bombay Room

Downstairs with a queen bed, bathroom has two lavatories, claw-foot tub / shower combo.

If needed, a rollaway bed can be added.

Silkwood Room

Upstairs with a queen bed, large bathroom, vanity, walk-in shower and clawfoot tub.

Red Room

Upstairs with queen canopy bed, bathroom has vanity and clawfoot tub / shower combo.

Mahogany Room

Upstairs with a queen bed, large bathroom that has an elegant vanity, clawfoot tub and walk-in shower.

Presidents' Inn - 100 E. Washington Street

This newly remodeled town house inn is located at 100 E.Washington St. on Kosciusko's historic court square. Formerly home to several early businesses, this inn boasts of original pine floors, towering tongue and groove ceilings, and exposed brick walls that have been sensitively restored in the building's original Arts and Crafts style. The Bauhaus influence of asymmetrically placed windows was utilized to create a delightful ambiance. Just outside your door, the town square is bustling with quaint shops offering antiques, gifts, collectibles, fashions, food and fun.

The Inn offers fine accommodations including two spacious guest rooms:

  • The George Washington Suite with private vestibule overlooks the courthouse lawn.
  • On the second floor is the grand Andrew Jackson room.
  • Both guest rooms feature a large, handsomely appointed private bathroom and a queen size bed.
  • In addition, an ottoman opens into a comfortable memory foam bed in both guest rooms.
  • The downstairs vestibule can be converted to a 3rd guest room with en suite.
  • Indoor bike racks are available.
Hammond-Routt House - 109 S. Natchez Street

This cottage inn, circa 1837, is located at 109 S. Natchez St., Kosciusko, MS. Only 2 blocks from the court square, this home is on the original Natchez Trace traversed by the Choctaw Indians, early settlers and Old Hickory, himself, General Andrew Jackson. He and the Tennessee Volunteers camped nearby at the site of a natural spring (about 100 feet due north of this property) following their resounding victory at the Battle of New Orleans. The 1837 structure on the site was home to Confederate war veteran, William Jesse Taylor Hammond, who survived to establish several businesses vital to the community. The lovely entrance portico beckons guests inside to the beautifully appointed guest rooms. Guests have access to the parlor, kitchen, breakfast room, and laundry as well as the history room with interesting information and artifacts.This inn is an excellent choice for multiple guests who require separate beds. There is a well lit, 3 car carport to cover autos or motorcycles. Also, there is a secure bicycle storage building with 8 space bike racks. Guests are provided a key to the bike storage building.

This inn offers four guest rooms (all are on the ground level with no stairs necessary inside or out):

  • The Mahala Ford Room (queen sized bed), Garrigues Room (pair of twin beds), Mary Potts Room (pair of twin beds) and the Highpockets Room (pair of twin beds).
  • The Mahala Ford and Garrigues Rooms can be reserved as a suite with adjacent, full, private bathroom (tub/shower combination)
  • The High Pockets Room has en suite bathrooms with tub/shower combination. Also, the High Pockets Room features an in-room coffee bar complete with complimentary single serve coffee pods/condiments and coffee maker. The bar has a new 50 inch Samsung flat screen/Dish TV.
Martha's Cottage - 401 N. Huntington Street

Martha's Cottage, located three blocks from the court square, is also listed on the National Historic Register. It offers 2 guest rooms, one of which has a queen-sized bed and one with standard bed. There is a parlor with 12 foot ceilings and parlor grand piano, formal dining room, kitchen/breakfast room, a large bathroom with claw foot tub, walk-in shower, porch with swing and rockers, and a drive-through carport entrance. This inn has a drive-through, entrance carport which is excellent for those who desire cover for an auto or motorcycles.

  • The cottage is rented to only one party so it is an ideal choice for individuals or small parties who desire comfortable accommodations with privacy and quiet.
  • Indoor bike racks are available.
Niles-Bailey House - 305 N. Huntington Street

The Niles-Bailey House, the innkeeper's residence, is only available when the other inns are fully occupied. This Grand Queen Anne Victorian mansion was the home of Federal Judge Henry Clay Niles and wife, Victoria, and their four children. Henry Clay and Victoria Niles were the grandparents of Lida Estelle Oldham Faulkner, wife of famed writer, William Faulkner of Rowan Oak in Oxford, MS. After the Great Depression, the Niles-Bailey House served as home to 3 generations of physicians including James W. Bailey, MD, S. Lamar Bailey,MD, who served as president of the Mississippi Medical Association, and Jim Bailey, MD. The imposing home, replete with fine period antiques, has been beautifully restored and placed on the National Historic Register.

The Judge's Suite, downstairs, has a half tester bed, a private library, 65 inch flat screen TV, laundry and a full private bathroom en suite. The Mattie Cole Room, upstairs, has a rosewood half tester bed, balcony and a full private bathroom located across the hall. Other upstairs guest rooms are exclusively reserved for members of the same party. Guests are invited to enjoy the parlors, music room, dining room, kitchen, breakfast room, and other rooms throughout as well as the large wrap-around porches with rockers. Also, this inn has a secure, well-lit, 2 car carport for those desiring cover for autos or motorcycles. Breakfast is served to order in the home's dining room.
